Harbor Climate started out taking care of seasonal homes that sat empty for stretches of the year. Systems like that develop their own problems: filters clog while nobody is there, drain lines dry out, and a furnace gets cycled far harder than it was designed for.

Most of what we handle is straightforward repair work. Some of it is preventive. Either way, we explain what we found in plain language and let you decide before anything gets replaced.

The five parts that make up your system

The outdoor unit needs clearance and a clean coil. Both are quick to take care of during a service visit.

Thermostat

Your control point. Older mechanical models drift, and a mismatched replacement can stop a new system from running properly.

Indoor unit

The air handler or furnace in the closet or attic that pulls air in, conditions it, and pushes it through the vents.

Outdoor condenser

Sits outside and moves heat out of the home. A dirty coil here is the most common reason a system runs but does not cool.

Filters

One to three months, depending on the filter and whether you have pets. A dirty filter chokes airflow and can freeze the coil.

Ductwork

The hidden part of the system. Crushed flex ducts and loose returns starve rooms of air even when the equipment is fine.

Twice a year, without the guesswork.

Seasonal maintenance is the cheapest cooling and heating work you will ever buy. Coils, filters, drains, and electrical connections are all cheap to service and expensive to ignore.
